The execution of these projects requires exhaustive studies of the affected areas, and within the framework of this internship, the analysis and elaboration of the Physical Homogeneous Zones (ZHF) and Geoeconomic Zones (ZHG) was carried out. These zones provide reference values for the land areas that will be intervened during the development of the road project. For the socioeconomic stratification, it is carried out following the methodology of implementation and updating stipulated by DANE, both for rural and urban areas. On the one hand, the first zone through field visits and physical qualification of the property, to assign a socioeconomic stratum through the ES_RURAL software. On the other hand, for the rural area, the observations given by DANE are analyzed and corrected, to purify the information, to complete the first stage and make the socialization with the Standing Committee on Stratification. In addition to this, it makes the diagnosis of all the properties of the municipal seat, due to the high degree of outdatedness, six areas of the urban area are formed and updated by means of spatial analysis and field visits, following the nomenclature manual. The support provided by IGAC consists of the calculation of this index by cities, in this specific case the support was given in the calculation of the index for the city of Tunja, in which it was necessary to apply knowledge acquired in the career such as the management of a database, the generation of cartography that would allow the spatialization of the collected field data, the property purification, the generation of property records to differentiate the construction typologies, and others. In addition to this project, was given support to the evaluation process of the penitentiary facilities of the National Penitentiary and Prison Institute INPEC, through the use of constructive typologies and estimates of budgets for specific construction elements, In this way, it was possible to acquire important and specific knowledge on the performance of special appraisals. It also seeks to establish the strategic guidelines for transition towards a more sustainable system; under a governance vision in which the key actors involved contribute their visions to an instrument that determines the roadmap to follow in future. This means that by being able to correctly assess the elements that make up the hotel, the appraisal will be more accurate and thereby ensures the transparency of the negotiations that derive from it. Its development is part of the analysis process on the applications and instruments from which the calculation processes of approximate work budgets are carried out for the basic areas of the hotels, in such a way that the development of an office automation tool that facilitates these calculations and improve the times and precision with which these budgets are estimated and executed. In this sense, the study focuses on analyzing a series of reference budgets for these standard areas at the national level, making calculations from these references based on construction standards, parameterizing an office tool using Microsoft Office Excel, verifying the calculated budgets against to the references and apply the residual methodology for the elaboration of an appraisal of the hotel establishment. This from a proposal for quantitative and qualitative analysis located within the framework of an analytical and descriptive methodology applied to research that provides for the development of technological devices that support the appraisal process. In this way, important factors of the property are evaluated considering physical, economic, political and social aspects. The Physical Aspect, which is based on this project, consists of the identification of the boundaries of the land, the constructions settled on it and the classification of the land and its crops. To carry out these identifications, the Agronomists and / or Forestry or Environmental Engineers, carry out on-site visits called ocular inspections, which consists of a meticulous tour of the entire property, preparing an individual and detailed report of the land and buildings. This work is currently being collected through the completion of physical forms. To carry out the agrological classification, aspects are evaluated according to their capacity for use, exploitation and management. The zones homogeneous physical are geographic spaces with unique similar characteristics than differentiate them from the adjacent ones; analyzing the various variables present in the territory to determinate the correct land value. These variables are weather, topography, agrological class, state of the road, water availability and the regulations of the territorial ordering plan are also taken into account. These are analyzed on a geographic information system (GIS) that allows to cross all the information and conform the geographic spaces whit similar characteristics like road, topography, public services, current land use, land use rule, typification of constructions, homogeneous areas of land, permanent surface water availability. To establish these zones is used the methodology established by the IGAC, where first is realized the determination of homogeneous physical zones and as a result 25 zones were obtained (1 urban zone and 24 rural zones). Later, were determined the zones homogeneous geo-economical by the comparison method or market method making the indirect investigation according to resolution 620 of 2008 from IGAC. Resulting 10 zones homogeneous geo-economical (1 urban zone and 9 rural zones) throughout the road distributed as follows: 3 rural zones and 1 urban zone in the municipality of “Remedios”, 3 rural zones in the municipality of “Segovia” and 3 rural zones in the municipality of “Zaragoza”.
