Resumen
Understanding the processes involved in the development and evolution of land values in the city of Bogotá requires understanding a series of complex social, spatial, and economic factors. This work stems from an interest in understanding these dynamics from a technical and applied perspective, combining spatial analysis tools and econometric modeling. To answer these questions, detailed information was collected on land values per block throughout the city, as well as a series of variables related to the urban environment, such as distances to hospitals, schools, universities, cultural centers, transportation stations, and others. Spatial econometric models were then used to identify the variables that influence land values and how these influences behave in different areas of the city. Thus, SAR (spatial autoregressive model) models were applied, which allow for the explicit incorporation of interactions between neighboring spatial units, in this case between blocks. SEM (spatial error model) models were also applied, which capture unobserved spatial effects. Overall, this work seeks to provide a more realistic, grounded, and detailed view of how hedonic factors influence land values from a territorial perspective. This not only allows for a better understanding of the city's real estate market but also provides valuable input for future analyses related to land use and land valuation.
