Resumen
The Cadastral Managers in Colombia are obliged to have a Real Estate Observatory, which in its various functions is responsible for carrying out analyses to understand the real estate dynamics of the territory. In this project, Spatial Statistics is applied for the first time in the Real Estate Cadastral Observatory of Fusagasugá, taking into account the structuring of a database that comes from the real estate offers of the years 2021-2022 within the urban area of the municipality. The methodology consists of performing an Exploratory Spatial Data Analysis (ESDA), the application of hedonic price models through Geographically Weighted Regression (GWR), and the implementation of spatial interpolations with Ordinary Kriging, in order to detect clusters of values, identify the determinants of real estate prices and visualize the distribution of the variables. The results show the presence of high values especially in the South Western Commune, in addition to the different positive and negative impacts of the statistically significant variables from the GWR technique.
