Resumen
This Project presents the background and procedures necessary to establish a standard for determining the value of compensation that construction companies must pay for the improper use of public land designated for communal purposes, which has been transformed into private or common areas. This process focuses on legalising such areas through financial compesation, calculated regulations and formalised through administrative acts. The work involves collaboration among various entities, such as the UAECD (Unidad Administrativa Especial de Catastro Distrital), responsible for determining the cadastral value of properties; el departamento Administrativo de la Defensoría del Espacio Público (DADEP), which is in charhe of issuing resolutions for the legalisation of these areas; la Secretaría Distrital de Planeación (SDP), wich updates urban plans according to new parameters; and the SHD (Secretaría Distrital de hacienda), which is responsible for collecting payments and setting rates for property tax.
