Resumen
This study analyzes the evolution of land value in the eastern strip of the Autopista Norte road corridor in Bogotá, between Calle 201 and Calle 245, during the 2017–2024 period. Using cadastral data (UAECD), current urban planning regulations, and real estate market studies, the analysis focuses on the Geoeconomic Homogeneous Zones (ZHG), which allow for a more accurate estimation of land values. The residual method was applied, in combination with GIS tools (such as ArcGIS), to assess the impact of approved partial plans such as Lucerna and Mazda Mavaia, highlighting discrepancies between official reference values and actual market prices. The study shows that areas under high real estate pressure are significantly undervalued according to cadastral figures, which supports the need for more dynamic valuation techniques aligned with regulatory frameworks and real market conditions.
