Abstract

The present report details the design and structuring of a real estate observatory for the company Jorge Eliecer Gaitán Ingeniería, Consultoría y Valoración S.A.S. This observatory encompasses information gathered from consultancy projects in land management and financing, as well as commercial appraisals conducted between the years 2013 to 2023. It outlines the exhaustive analysis of the company's needs and requirements regarding real estate data management, identifying the opportunity to implement a real estate observatory that characterizes and structures the necessary information to carry out precise valuation processes and specialized consultancy studies. The designed observatory includes a Geoviewer, which corresponds to a technological tool facilitating the analysis and consultation of spatial information. This Geoviewer allows for the interactive visualization and analysis of data related to appraisals, market offers, as well as relevant information from consultancy projects in which the company has participated, including appreciation, valuation, physical and geoeconomic homogeneous zones, property valuation indices, among other studies related to economic aspects of land.
