Resumen
The purpose of this document is to present some estimators typical of robust regression as a useful and adequate alternative for the construction of valuation models applicable in the realization of massive appraisals; To do this, we will work with the information corresponding to the NPH properties whose destination is Residential and uses rooms less than or equal to 3 floors and greater than 4 floors, located in UPZ 65 - Arborizadora. For this, models were built applying both the traditional methods and the robust regression estimators, the fulfillment of the assumptions of the traditional statistics was analyzed; in addition to comparing the level of adjustment and lower variability achieved by both models. A greater resistance of atypical data and a better level of adjustment were obtained when constructing models applying robust regressors with respect to traditional statistics, being suitable for its application in the realization of massive evaluations, recommending the study of more sophisticated estimators to those who wish to compare. its effectiveness; as well as selecting the one that provides the best results according to the type of sample.
