Resumen
The purpose of this project is to find a way to include environmental and / or ecosystem services in the appraisals of river round properties, since these are declared properties of environmental protection and for this reason these properties can not be valued as an estate rural, since being of protection they lose the right to be exploited economically and acquire an environmental importance which seeks to protect the ecosystem in which they are. For this reason and in accordance with decree 1420 of 1998, issued by the President of the Republic of Colombia, the environmental protection properties at the time of being valued, can not be assessed as rural properties and the state of conservation in which they are; for this reason we enter to identify the environmental services that these properties can provide, and then look for a way to establish an economic value to them, since they are services that are freely accessible to the public and therefore have no value. However, we are looking in some way to give them an economic valuation that allows us to quantify them and thereby establish the true value of this type of property. We sought to standardize this value one unit area, which for the case of this study was the hectare and with this being able to determine the value of environmental services for each property according to the area of each, which will be taken as a plus value to the land price of these properties. As this plus value can not be the same for each property because the state of conservation varies, some coefficients of depreciation were established which obeys a table that looks at the state of naturalness in which these are currently.
