Determinación de zonas homogéneas físicas y geoeconómicas para la prefactibilidad del tramo Soacha-Tocancipá de la conexión férrea entre la región metropolitana Bogotá - Cundinamarca y el corredor férreo central

Abstract

This paper presents the study for determining Physical and Geoeconomic Homogeneous Zones (PHZ-HZ) for the pre-feasibility of the Soacha–Tocancipá railway section, within the framework of the project to connect the Bogotá–Cundinamarca Metropolitan Region and the Central Railway Corridor. Using the IGAC methodology, the physical, regulatory, and economic conditions of the territory were analyzed to establish unit land values ​​and characterize its potential for structuring the railway corridor. The study integrates territorial diagnosis, real estate market analysis, and the generation of thematic maps, providing technical input for decision-making in land acquisition processes and railway transport planning.
