Segregación socio-espacial, desigualdad y comportamiento de la renta del suelo en torno a las centralidades. Caso estudio Corabastos.

Abstract

Segregation and socio-spatial inequality bring with them different dynamics that arise from the space-individual interaction and that in a certain way describe the connections present between individuals and the place they inhabit. These factors that describe the interaction of the individual and the territory can intervene in the values of the ground rent in a positive or negative way, coming to determine specific variables that could directly or indirectly affect the value of the ground. Thus, through this document it is intended to analyze some social phenomena that can influence the values of land rent, for this specific case, values around of one of the central market in Bogotá called "Corabastos" this place, given that this point is an area of urban integration of great affluence which will serve as an applicable case study. In this way, it is intended, through econometric models, applied to the study area previously established around Corabastos, to conclude which variables could be explaining the values of land rent for this sector, as well as the influence given its proximity to the centrality and the social phenomena present in the territory. Finally, the conclusions given the results and comparisons of each of the models used in the area under study will be presented.
