Resumen
In the Eastern Plains region, the rural property market has experienced remarkable growth. This development poses the challenge of having an updated classification of construction typologies to make accurate valuations. This effort is aligned with the agrarian reform of Decree 1406 of 2023, which seeks to redistribute land to peasant families without access to it. The National Land Agency and the Special Assets Society are collaborating in the transfer of land, some previously linked to illegal activities, for its reintegration into the community. In this context, LONJACUN, in collaboration with other real estate exchanges, plays a key role in updating rural construction typologies, essential for the appraisals of the properties to be redistributed. The project to structure and update construction typologies for rural commercial appraisals in the Eastern Plains seeks to design a database with a detailed analysis of unit prices for typical constructions in the region. A technical booklet and visual tools are also being developed to facilitate the work of appraisers. In addition, a Dashboard is being created that will allow the spatial distribution of housing typologies to be visualised, relating them to their location in relation to population centres, thus contributing to a comprehensive approach to the construction development of the region.
