To carry out a social housing project, construction companies, such as real estate developers and investors, require certain tools and initial information that helps develop a pre-feasibility study that allows determining the base guidelines that the project must contain and thus being able to ensure that it is successful in its final stage. To do this, economic, social, legal, technical and environmental variables must be considered as activities to be carried out, such as land management, market conditions, real estate demand and financial analysis mainly. Therefore, this evaluation and analysis is aimed at establishing the base guidelines for the implementation of the PMI methodology in the pre-feasibility process of a multifamily housing construction project, identifying during the process, the success factors and shortcomings that may influence in the scope, costs and times, of the feasibility and analysis of each phase in it; taking into account the variables mentioned previously. The above will serve as input for real estate developers, investors, builders, and interested parties in making decisions for their investment. These guidelines must be based and substantiated on the methodology set forth in the PMBOK guide Sixth edition, which establishes an adequate process to carry out the study. Therefore, this analysis aims to be a tool in the urban and real estate exercise, in the beginning and planning of a project, with the aim of exposing and conducting investments, in the real estate exercise, that contribute to the improvement of urban situations. and functionality within the framework of the competitiveness of an urban territory.
