Descripción de los efectos generados por las emisiones de fuentes móviles en las variables de valuación de predios de la UPZ Ciudad Montes

Abstract

The present work of degree in monograph modality, has as a method to analyze the possible variations on the value of homes in UPZ Ciudad Montes, when entering environmental aspects that are within the current real estate market as part of their assessment, they are not being taken into account. The analyzed environmental variable was air quality as a factor of emissions generated by mobile sources of pollution. For the development of the same, modifications were made to vehicle inventories and emissions inventory, with the proposal of knowing the state of the air quality of the UPZ taking into account only the focus of vehicular contamination. Finally, an economic model was proposed with which a correct valuation of the properties can be made, agreeing within their characteristics on the environmental services that can provide the environment where it is located. Within this approach, the explanation of the variables that are presumed to be of great importance when running said model was made.
