Salmer Ingeniería S.A.S, is a company dedicated to perform commercial appraisals for financial institutions and individuals nationwide. In its trajectory, it has handled valuation information in drive and NAS server files, making it difficult to quickly characterize the value of M2 in a sector of Bogota. Therefore, the objective of this work focused on the development of a Keyhole Markup Language (KML) for the management of valuation information in Bogota in the year 2022, applying the LADM-COL model. Implementing this model will facilitate the company's interoperability with the Instituto Geográfico Agustín Codazzi (IGAC), the Superintendencia de Notariado y Registro (SNR) and other decentralized territorial entities, in order to advance the processes of modernization of the Territorial Administration and multipurpose cadastre, as established in CONPES 3859. For the development of the Keyhole Markup Language (KML), initially the information of the appraisals in Bogota for the year 2022 was downloaded, registered in the NAS storage system (network attached storage devices), then the components and items of the Single Appraisal Format (FUA) were described, and finally a brief explanation of the market study formats for Horizontal Property (PH) and Non-Horizontal Property (NPH) was made. Based on this review and description of the FUA, 24 items were determined as the most important ones to perform the KML, and with which the conceptual model was elaborated taking into account the appraisal sub-model of the data dictionary of the appraisal survey model stipulated by the Instituto Geográfico Agustín Codazzi (Agustín Codazzi Geographic Institute). Finally, the database was built and fed, and then the procedure was performed in ArcMap to obtain as a result the project "Avaluations 2022" with the respective layers and entities of the appraisals, which are derived from the type of property and socioeconomic stratum, and thus generate the KML file. Finally, the operation of the KML and the implementation of the LADM- COL Model was analyzed in different applications to know its effectiveness in the interoperability and modernization of processes, obtaining as a result that Google Earth both mobile and desktop and Google Maps are the appropriate applications to execute KML files and in turn to visualize the characterization of the square meter value of the appraisals in Bogota for the year 2022. In conclusion, the implementation of the LAMD-COL model in the appraisals is essential because it defines the conceptual criteria that must be taken into account in the registration of cadastral information and thus facilitate interoperability between different public and private entities. And for the company Salmer Ingeniería S.A.S. to manage the information in a KLM applying the LAMD-COL model is to advance towards the modernization and globalization of the cadastral sector, improving internal processes and the quality of service.
