During the time of the internship, professional support was provided at all stages of the development of the appraisals that were part of the project contracted by the Franciscan Community of Santa Fe, where a complete and comprehensive characterization of each of the properties under study was carried out, collecting physical, architectural, legal, historical and urban planning aspects that were fundamental for the development of the project. With the help of the tools provided publicly by the Ministry of Culture, such as the BIC inventory sheets and the BIC recognition manuals, it was possible to develop a comprehensive qualification of the conditions and characteristics of the properties under appraisal. To determine the value per square meter, the professional team of cadastral engineers relied on alternative methodologies based on those found in Resolution 620 of the IGAC, adding some variables that qualify special characteristics of each of the properties, thus covering the specific conditions of this type of property. Some of the major difficulties were evidenced with the little comparable real estate market for this type of properties, the restrictions of buildability and volume, the restrictions of use and the declaration as a Cultural Interest Property. Also with the characterization it was possible to show the influence of the constructions in the urban development of the immediate surroundings where most of the municipalities were formed and expanded leaving as center or main square the space where the properties under study are located. In this way, a process map was derived which shows how to approach the estimation of the value of m2 of this type of real estate; this map will serve as a basis for all colleagues who face this type of valuation.
