Diseño de una sociedad en servicio de la regularización predial, actualizaciones catastrales y sus criterios judiciales en términos topográficos

Abstract

This document presents the creation and development of the company Sociedad Andina Predial S.A.S., an entrepreneurial project designed to provide topographic and cadastral management services in Colombia, with an emphasis on land regularization and cadastral updates. This thesis project covers the conceptualization, structuring, and projection of a topographic company that can offer its services to both the public and private sectors. The primary focus of the company lies in integrating the legal, technical, and financial aspects of land management, providing precise solutions tailored to the needs of its clients, which range from government entities to private companies. Sociedad Andina Predial S.A.S. will center its operations on cadastral updating and land regularization, two areas in Colombia that are undergoing growth and improvement, driven by the urgent need for reliable and up-to-date cadastral information to optimize territorial management with the implementation of new technologies for topographic surveys. This initiative arises because “by the end of 2022, only 39% of the territory had undergone cadastral updating" (IGAC, Multipurpose Cadastre, 2023). This figure highlights the high demand for specialized land updating and management services in the country and also underscores the business opportunities in an expanding market. It also addresses the technical and operational challenges involved in establishing such a company, including the need for certifications, compliance with regulations, and the implementation of advanced technologies for the collection and analysis of geospatial data. Additionally, this initiative’s benefits for strengthening the land sector are explored, promoting more efficient and transparent territorial management aligned with national development goals.
