Variables físicas, económicas y normativas; zonas homogéneas y modelo LADM_COL para el perímetro urbano del Distrito Turístico y Cultural de Cartagena de Indias

Abstract

Considering the high construction activity observed in recent years in the different cities of the country and the outdated cadastral data, it is necessary to conduct studies that can serve as a starting point for the analysis of the increase in the value of appraisals. One of the cities with outdated information is the city of Cartagena de Indias. This is how this internship developed in the firm Urbana Engineering & Survey S.A.S, was oriented in activities of identification, processing, capture and delimitation of variables for the economic valuation of the urban perimeter in the update of the homogeneous physical and geoeconomic zones of the urban territory of the District of Cartagena. The project will be explained in 4 stages, the first stage is the analysis and collection of information on the physical and regulatory characteristics of the District, resulting in the baseline map of the study area; the second stage includes the structuring of the physical and geoeconomic homogeneous zones, in which the preparation of the cartographic plans for field reconnaissance, field visits, photographic records are carried out; in the third stage, the areas with similar variables are identified, giving way to the delimitation of the physical and geoeconomic homogeneous zones, applying the methods established by the IGAC, during which the results were analyzed and technical reports were prepared for each important study on the economic component of the project; finally, a fourth phase was completed where all the activities carried out during the internship are compiled in a final report.
