Abstract

The constant change of the value of the square meter given by the dynamics of the real estate market and the accelerated growth of the population, makes that the ignorance of the commercial value of a good in real time, is one of the biggest problems generated when exercising legal processes or tax on real estate. This monograph describes the development of a geographical viewer that estimates the value of the square meter and allows the calculation of an approximate value for properties that are under the horizontal property regime in the town of Chapinero, thus facilitating the compression of the real estate dynamics and optimizing decision making, derived from transactions such as selling, buying or leasing goods at a real and congruent value.
