Abstract

This project focused on determining the demerit value of buildings located in the San Antonio neighborhood in the municipality of San Bernardo (Cundinamarca), which were significantly affected by mass movement processes that compromised ground stability and led to property losses for local owners. Through a monographic methodology supported by technical and regulatory appraisal criteria, the study established parameters to assess the economic deterioration of the constructions, considering the local geological and legal context. The proposal aimed not only to support future valuations in risk-prone areas but also to contribute to institutional strengthening in the field of appraisal specialization, by providing practical tools for decision-making in scenarios of structural vulnerability
