Resumen
The present investigation seeks to interpret the spatial behavior of the variation in land values due to the development of public works and road infrastructure, for which a comparative methodology based on real estate sampling on temporalities that cover a period prior to execution was developed. of the works and a later period; The study is structured on specific real estate values (Appraisals, value concepts or commercial offers) for an immediate area of influence of a maximum of 1,500 meters. The analysis compares two periods of study, the first in the year 2016, the period in which the works were proposed according to the municipal government plan of the city of Popayán, and a second period at the end of the year 2022. The temporal analysis seeks to measure the increase in value due to carrying out the works, for which after the calculation of the global increase (2016 - 2022) the natural increase of the city is discounted. The specific case study was carried out in the city of Popayán (Cauca) with the road adaptation and improvement works that were delivered until December 2019, it is clarified that the scope of this document does not measure the influence of COVID-19 on the market real estate in the city of Popayán.
