In this document is consigned the project called "Determination of capitalization rates of real estate commercial use, local commercial centers in the commune 14-the town of Medellín" by student Lucero Perdomo Dussan of the curricular project of cadastral engineering and geodesy, with the technical support of the research area of the company Valora S.A. sede Bogotá D.C., which has as main objective to determine rates of capitalization of local type real estate in shopping centers of the commune 14-the town of Medellín. In order to comply with the objective, an economic investigation was carried out of direct and indirect sources of the real estate market, compiling the information through a database. And since it was a study of massive valorization, it generated a categorization of inductors of value and a classification typological. In the normative and technical framework of the calculation of the rate, the direct method was implemented, which is consigned in resolution 620 of 2018 of the Geographical institute Agustín Codazzi consistent with the formula of capitalization. An econometric analysis was also carried out with 31 rates obtained by the value that represents the market, and concepts of agents and/or real estate experts in the sector. These are divided by commercial center in a stratified form and with typological representativeness. The variables introduced for the multiple linear regression model are of quantitative type which were left; and the qualitatives were treated through dummiens. This allowed to understand the correlation of the variables in the behavior and the variation of the value of the rate. This work will serve as technical support to appraisers in the implementation of its income method exercise. Also, for the brokerage and investor area of the company, in the decision making for their future investments.
