The gold mine called La Colosa was discovered in 2007, by the multinational South African AngloGold Ashanti, in the city of Cajamarca in Tolima limits with the Quindío Department. It is estimated that could produce about 24 million ounces of gold, for 15 years, for this reason it has become a very important project for the regional and national economy. This project is currently in the exploratory phase. According to the timetable established by the multinational, this phase ends at the end of 2015 and give way to the respective procedures to define the viability of the exploitation stage. This project has changed the dynamic of property values at municipality. The main objective of this study is to determine the impact that the Colosa has had in the land values in rural areas in the municipality of Cajamarca Tolima, for this reason market values of properties were investigated from 2010 to 2014, then the value was determined per hectare, finding a rapid increase in land value in the first three years. According to data collected in 2014 he experienced a slight decline in market values. Additionally, this study presents a dynamic contrast between cadastral values and market values investigated within the current geo-economic homogeneous areas and it outlines the environmental consequences that will arise from this project in a possible operational phase.
