This document was carried out in order to apply the robust statistics in the calculation of the m2 value of the land and integral m2 value by the market method for both PH and NPH properties respectively; comparing its results with the methods traditionally used in accordance with current legislation. For this, 25 offers of PH and NPH properties were selected according to data collected in the field or on web pages such as FincaRaíz and MetroCuadrado; clearly, these properties must have comparable characteristics, as established in Resolution 620 of 2008. With the available information, the calculation of the appraisal is carried out by the traditional market method and applying three methods of robust statistics that will be explained in the course of the document. The probability of assigning the value obtained to the valuation object will be evaluated by the coefficient of variation; In addition, the effectiveness of each calculation will be evaluated with the t test for the traditional method and the sign tests for the robust methods.
