Análisis comparativo del precio del suelo en la vereda Guaduales, en el municipio de Mocoa, Putumayo

Abstract

This paper seeks to analyze the variation of land prices in the village of Guaduales located in the municipality of Mocoa-Putumayo, at the rate of two events, first the construction of the 5 stage of the road project, variant Mocoa-San Francisco and second the torrential avenue that occurred during the night of March 31 to April 1, 2017. The analysis that will be carried out in this work will therefore have two moments, at first the type of valorization that the properties had before will be analyzed. the occurrence of the environmental disaster, taking into account the commercial exchanges that have been representative of a market price at the same time as the influence on the increase or decrease of the properties due to the construction of the road project; in a second moment, the valuation of the properties will be analyzed after the environmental disaster has occurred and this affection will be determined by the valuation of the properties and if due to it the existence of an effective market of goods was annulled, for this purpose it is proposed to analyze the variation of the commercial value of the properties in mention from the development of a methodology of exploratory nature, due to the little information that is had about, the antecedents in flood torrential avenues.
