Análisis de las zonas homogéneas físicas y geoeconómicas del proyecto corredor vial autopistas del caribe, para el área de intervención del municipio de Luruaco en el periodo 2015-2023

Abstract

The internship document presented below had as study area the municipality of Luruaco, department of Atlántico, was to analyze the dynamics of land value and its change with respect to the year 2015, to achieve this, various activities were carried out to contribute to road development throughout the national territory. For its development, the following stages were executed: in the first stage, divisions of homogeneous zones were made, both physical and geoeconomic. The purpose of this classification was to group areas that shared similar characteristics in terms of physical composition and socioeconomic aspects, allowing an understanding of the different areas and their particularities. Second, an econometric model was created to analyze the impact of the widening of the Cartagena-Barranquilla highway on land values in the area. Based on statistical techniques and data on physical and economic variables, this model identified the key variables that influenced the change in land value, providing a deeper understanding of the factors that will drive the local real estate market after the road expansion. Land values were then compared between 2023 and those recorded in 2015, allowing for the assessment of the impact of the Cartagena-Barranquilla road widening on land values during the study period. The results of this comparison were essential to measure the real impact of the infrastructure project and evaluate its effectiveness on the economic and urban development of the municipality. In summary, the analysis conducted in the municipality of Luruaco provided a perspective on the effects of infrastructure projects on the local real estate market and their influence on the economic development of the region. The identification of homogeneous zones provides crucial information for decision making in the field of urban and economic development. These results make it possible to design more effective and strategic policies for the sustainable growth of the municipality and improve the quality of life of its inhabitants, considering growth in urban, productive and tourism aspects.
