How has the real estate dynamics in the city of Bogota changed since the last land value study conducted in 2016 by the Real Estate Market of Bogota, taking into account the important changes in the real estate market that have occurred in the city and how they affect the value of land in different areas of the city? This is the question that gave way to this project, which exposes the process carried out to obtain the value of land in two areas of the city, Galerías and Montevideo, which are an important axis for the city in its economic and social aspects. In the first methodological phase, we started with the 132 zones of the land value study of Bogota conducted by the Bogota Real Estate Market, verified their limits up to their current economic activity, and then, the two aforementioned zones were purified and their respective urban planning regulations were compared with the POT, which is regulated by Decree 190 of the Bogota Real Estate Market. regulated by Decree 190 of 2004 and the POT presented by Decree 555 of 2021 for the city of Bogotá. Finally, a market study was conducted to determine the value of the land in relation to the market supply and these values facilitated an analysis of the change in value (between 2016 and 2021), which responded to the objective of the internship, which was focused on determining the change in the real estate dynamics of the city in recent years based on a specific case.
