Resumen
The lack of a market for tradable goods and services provided by ecosystems, causes instability in the realization of its value in the current economic dynamics, due to insufficient control of their exploitation and sustainable use. Thus, as this research aims to explain the influence of environmental attributes the change in value of the land located between the municipalities of San Martin and San Alberto, Cesar department, product hydrocarbon exploitation of the oil field; Zoé. It is therefore necessary to establish quantitative methods for the objective determination of values that make viable the analysis of information through spatial econometrics. Therefore it becomes important to implement techniques that interrelate behavioral variables, trends and data correlation with geographic-spatial variables obtained in the application of techniques such as exploratory analysis of spatial data materialized in structuring a matrix of influence that allows filtering relevant variables in the construction of the econometric model, which explained the causal relationships (Historical behavior) versus the study variables. Subsequently, a semi-quantitative matrix that identified the environmental economic valuation method most relevance to the project, this being the spatial hedonic pricing method was implemented. Finally, this project allowed us to identify environmental attributes of importance, identified by the matrix of influence and from which an econometric model of spatial nature that turned out to be significant variables developed as proposed; distance to the golf exploitation you, distance to a water body, built, air quality and the price change of homes area. From the review of the baseline in the environmental impact study developed for the project the atmospheric component presented more representative, therefore mitigation measures as filters for vehicles that reduce particulate matter emitted were formulated for each component it developed from analytic hierarchy process choosing the most relevant mitigation measures.
