Apoyo y soporte técnico en la ejecución de zonas de valor similar mediante la metodología de cálculo del índice de valoración predial (IVP) en la ciudad de Ibagué - Tolima y en avalúos de parques nacionales naturales

Abstract

This document synthesizes the internship activities carried out at the Agustin Codazzi Geographical Institute - IGAC, institution in charge of producing, providing and disseminating information and knowledge in matters of cartography, agrology, cadastre, geography and geospatial technologies. This internship was completed over a period of ninety (90) days, in the Cadastre Subdirection with the appraisals Internal Working Group. The internship focused on the activities associated with the Property Valuation Index (IVP) project in the city of Ibagué for the year 2020, together with support in the preparation of appraisal reports requested by National Parks of Colombia and other entities. The work was focused on filling in the database with information from the city's real estate market study, the delimitation of Similar Value Zones and appraisals corresponding to 202 sample points selected by DANE in the urban sector of Ibagué; are also presented, the functions of supporting the institute's experts in the development of the content of the appraisal reports related to the physical and legal identification and description of the properties and their surroundings, among other activities. The methodology applied in the IVP was established by DANE in conjunction with IGAC, along with the other national regulations regarding appraisals. The cadastral and geodesy engineer is educated in various branches such as land management and planning, cartography, geodesy and appraisals, this justifies their competence for the development of tasks related to the calculation of the IVP, the knowledge acquired in appraisals and Geographic Information Systems (GIS) allows the IGAC to be supported in its function of acquisition and elaboration of the inputs required by DANE for the calculation of this index.
