Inclusión de las Licencias Urbanísticas en el SIG Municipal y Análisis del Proceso Constructivo en el Municipio de Guasca Cundinamarca

Abstract

The accelerated growth of the world population, has brought phenomena of urban growth and an acceleration of constructive development in both urban and rural areas, the municipality of Guasca is not the exception and in the last decade has presented an accelerated phenomenon of densification of the urban area as well as the appearance of small population centers in the rural sector, these phenomena have also been accompanied by the increase of rural homes and recreational homes that modify the traditional agricultural rural dynamics and turn them into commercial and housing corridors. This project carried out an analysis of the licenses issued between 2000 and 2017 in the municipality of Guasca with the objective of determining the behavior of the construction process and establishing the bases for the formulation of policies that seek to control and plan these dynamics in the territory, In addition, the construction of a database of urban licensing was carried out and subsequently integrated into the Municipal Geographic Information System, also, an identification was made of properties that due to their physical and location characteristics presented limitations in terms of licensing, use and treatment policies were formulated through special treatment plans in accordance with the existing regulations and in accordance with the land use planning scheme and the uses there formulated for the rural sector and urban zoning, with the purpose of provide solutions for use to the owners of the affected properties.
