Plan de negocio para el desarrollo de servicios ecoturísticos en la finca “Los Cámbulos” ubicada en Anolaima, Cundinamarca

Abstract

The main objective of the project is to develop ecotourism services at Finca Los Cambulos, located in the municipality of Anolaima, Cundinamarca. It takes advantage of the scarce tourist offer in the area and the growing interest in ecotourism. To achieve this, a business plan has been designed that includes the characterization and market study of ecotourism services in the area, as well as an administrative, technical and financial analysis to ensure the operational viability of the project. The tourist attractions of the area have been identified and compared with the existing offer, obtaining an estimate of the needs and preferences of potential clients. In addition, a characterization of the available spaces on the estate has been carried out to define the services that will be offered on the site. Operating costs, broken down into human resources and maintenance, as well as initial investment costs, financing and projected revenues over the 10-year life of the project, have also been established. Three cash flow scenarios and indicators have been developed, considering high, low and medium occupancy rates. The results indicate that the project is not unfeasible under the low occupancy scenario, while under the other two scenarios it is cost-effective. However, the sensitivity analysis reveals that the annual occupancy rate has a significant impact on the viability of the project. The implementation of this project is expected to have a positive social impact, encouraging the development of more tourism offerings in the region and promoting sustainable tourism and environmental conservation.
