Resumen
This thesis focuses on the analysis of cadastral updates, a fundamental process for decision-making at the municipal, economic, and territorial levels. Specifically, the case of the municipality of Santa Rosa de Cabal is addressed, where cadastral values for the years 2015 and 2024 were updated. The aim of this study is to conduct a detailed analysis of the percentage variation in cadastral values between these two years, in order to identify potential anomalies and errors made during the update process. Through a descriptive analysis, the differences in the recorded values for both periods are examined, which helps detect outliers that may indicate inconsistencies in the cadastral process. Identifying these errors is crucial as they can have a significant impact on the correct valuation of real estate, which in turn affects tax collection and urban development planning. Moreover, this study not only seeks to highlight possible faults in the cadastral update process in Santa Rosa de Cabal, but also to provide a methodology that can be applied to other municipalities in Colombia. In this way, the study aims to contribute to the establishment of a systematic and efficient framework for analyzing cadastral variations in different localities across the country, which will improve the accuracy and transparency of cadastral and fiscal management. Finally, the results obtained from this analysis may provide valuable insights into the economic and demographic behaviors of the municipality and serve as a tool for decision-making in terms of urban planning, resource distribution, and fiscal policies. This approach has the potential to optimize resource management and improve the quality of life for the residents of Santa Rosa de Cabal and other Colombian cities.
