Resumen
The valuation techniques provide a feasible answer to explain the behaviors presented in the dynamism of commercial premises, one of the methods used is the capitalization of income or income; Which seeks to estimate the commercial value of a good from lease fee information and a capitalization rate. However, the determination of capitalization rate does not have a standardization or methodology (see Resolution 620 of 2008) adequate to evaluate effectively the dynamism of this sector, since it is not clear and functional when there is no solid information From the market. Therefore, the present project aims to determine a capitalization rate, which explains the feasibility of investment in the premises of shopping centers and corridors of the El Poblado sector in Medellín, using an econometric model or by normativity.
