The Partial Plan Tres Quebradas, of the locality of Usme in Bogotá, which is part of an ambitious long-term development project, the Plan Ordenamiento Zonal de Usme, which was conceived to stop the uncontrolled expansion of the urban area, prevent new informal settlements through the planning and organization of the territory from the development of housing projects to favor the vulnerable population and the consolidation of the economic sectors in this area. For its execution, they contemplated a variety of land management instruments, especially the project announcement and reference value, in order to facilitate the participation of the actors and the different district entities in the implementation. This document aims to analyze the land value of properties involve in a partial plan of Tres Quebradas, in the particular case of 28 properties located in the neighborhood of the Puerta al Llano rural, for this, as a monograph, a documentary review was carried out in which some concepts related to land management and reference valuation that were condensed into the conceptual, legal and theoretical framework, after which a diagnosis of the general locality was made based on District reports based on the context of POT 190, the locality of Usme , the Usme Zonal Planning Plan, the Nuevo Usme Operation and the Tres Quebradas partial Plan, to finally carry out the review of the study sector.
