Resumen
The Regiotram de Occidente is a passenger rail transport project that will connect the city of Bogotá with municipalities in western Cundinamarca, such as Facatativá, Madrid, Mosquera, and Funza, through a light rail system built on the infrastructure of the National Railway System. This large-scale initiative aims to improve regional mobility, promote city–region integration, and stimulate urban and rural development within its area of influence. In this context, the present thesis project seeks to estimate the value of rural land in the area influenced by the Regiotram de Occidente, specifically in the municipality of Facatativá, Cundinamarca, through the delimitation of Homogeneous Physical Zones (ZHF) and Homogeneous Geoeconomic Zones (ZHG). It is important to highlight that this study is part of a broader set of investigations conducted within the influence area of the Regiotram de Occidente, each focused on a specific municipality. All of these investigations aim to generate technical inputs to support decision making processes in land management, the strategic allocation of public resources, and the evaluation of the railway project's impact on the rural land market. To this end, the physical, regulatory, and environmental conditions of the territory were characterized through the analysis of the Land Use Plan (POT), and a detailed survey of land information was conducted, encompassing physical, economic, and socioeconomic aspects. Subsequently, technical valuation methodologies were applied in accordance with current national regulations, enabling the determination of per-hectare land values and the delimitation of zones with similar geoeconomic characteristics. As a result, accurate cartographic representations of the ZHF and ZHG are presented, along with a baseline of rural land values, useful for monitoring future changes resulting from the implementation of the Regiotram. The findings of this study provide key tools for land use and rural development policymaking in transformation scenarios driven by large-scale transportation infrastructure projects.
