Abstract

The present research aimed to simulate the addition of the potential value variable to the methodological model for the calculation of compensation for rural properties intervened by the construction of power lines proposed by the National Association of Public Services and Communications Companies of Colombia (ANDESCO), with academic purposes in order to be able to compare both compensation methods and see how practical its implementation is in a specific case study. The foregoing was framed in the projection of criteria and procedures for the evaluation of electric power easement from comparing the effects that are generated, the variables that determine the values ​​of the affected areas, the comparison of the valuation methodologies and studies of case, that although it is emphasized that it is a purely academic exercise because it is a projection scenario for the guidelines and steps that must be carried out for fair and equitable compensation, minimizing the cases that reach taxation processes and that when the experts occur and judges have a technical basis for decision making. Said objective was achieved thanks to the analysis of variables related to the electrical infrastructure and the classification and uses of the land involved in the easement zones according to the use of the same on which they have influence, which is stipulated in the land use planning plans and other planning instruments regarding these areas.
