Resumen
Engativá is the 10 locality of the 20 that has Bogotá City, It is located to the Northwest of the capital, near to Suba location, Fontibón location and Barrios Unidos location. It represents 4.2% of the total area of the City that means approximately 3,588 Ha where the lower-middle class predominates: 70% of the properties are categorized as stratum three (3). There are 123 of the 2,344 neighborhoods of Bogotá and nine (9) Zonal Planning Units of the 112 that the City has, of these, six (6) have already been regulated and three (3) are unregulated. It is important to know the behavior of the value of the land in one of the localities that has the greatest presence in the predominant stratum of the City as it is the middle stratum, in fact, the contribution of new built area of Engativá is in the fourth place with 7.4% where it leads increases with 22.3%, which makes us deduce that it has a high degree of constructability, it continues to grow. The present document pretends to determine the homogeneous geoeconomic zones of the properties considered as Non-Horizontal Property of the urban area for residential use stratum 3 of Engativá location. The purpose is to determine the behavior of urban land value with residential use stratum 3, according to the current economic situation of the country and the real estate dynamics so changing that it has been presented in the last year in the territory. All this linked to the current supply and demand of the stratum studied, the current building activity in the town, the economic situation that the country is experiencing, unemployment and other economic factors that influence the value of the land.
