This document exposes the process that was carried out to calculate and geographically delimit the Homogeneous Geoeconomic Zones (HGZ) of the sections of the road corridor of the Santana - Mocoa - Neiva Concession, according to Concession Contract No. 22, signed between the Agencia Nacional de Infraestructura and the concessionaire Ruta al Sur. Initially, it’s done the normative contextualization that governs the road infrastructure projects and the execution of the HGZ in the country is carried out; In addition, a geographical framework was established in which would be the municipalities and sections under study were delimited to understand the economy and social impact of this project. Entering the practical part of the document, the physical characteristics of the road corridor were delimited with the help of the Physical Homogeneous Zones (PHZ) prepared by the Instituto Geografico Agustin Codazzi and with the field visit carried out by the technical team of the company Urbanos y Rurales S.A.S. Subsequently, a direct investigation process was carried out in which 3 professional appraisers were surveyed to establish the Unit Values of Land in the points that it did not account with a detailed investigation of the real estate market. Additionally, an indirect investigation was carried out in which the economic information of the properties that were offered in the sector was taken to carry out the study of the corresponding real estate dynamics. Then, we proceed to calculate the Unit Values of Land, which are subject to the due statistical requirements so, in that way, they comply to the regulations established by the IGAC; Finally, the HGZ of all the sections of the road corridor are graphed and the monetary value of each of them is clearly established. The study helps as an economic indicator so that the concession carries out the property acquisition process predial in an optimal way that the owners of the affected properties are compensated with the fair monetary amount.
