Resumen
The purpose of this project is to determine and carry out the analysis of the capitalization rates of residential property rents, sometimes to the horizontal property regime determined in the urban perimeter of the municipality of Soacha - Cundinamarca, executing an exercise that detects the patterns of market value and profit for investors, reflected in the increase in construction projects for residential use. The study area is made up of residential lots, sometimes under the horizontal property regime; specifically apartments, in the urban area of the municipality of Soacha. The aim is to obtain the capitalization rates of the real estate market under study, accompanied by a document containing the respective analysis and conclusions of the market dynamics, the usefulness for the real estate sector, decision-making according to the greatest possible benefit, product of the best geographical and economic combination. The company RV Inmobiliaria S.A. as a leader in the real estate sector, has an extensive database and an expert group of professionals, who generate useful information for the sector. To contribute to this workforce, a practice is proposed that includes determining capitalization rates for residential properties that are sometimes located on a horizontal property for the most representative sectors of the municipality of Soacha. A market study can be carried out that has direct and indirect sources of sales and income offers for this type of property, supported by field inspection that corroborates the information obtained. To calculate the rates, the direct income method will be implemented, seen as the relationship between the rental fee and the value of the commercial sale. Finally, an analysis of the calculated rates and the way they are affected by the explanatory parameters will be carried out. The execution of the project will be carried out from February to June 2020, as undergraduate work in the internship modality according to agreement 038 of 2015, in order to apply for the undergraduate degree of the Cadastral Engineering and Geodesy curriculum project, taking into account that the contents of the training process for the cadastral engineer and geodesta are consistent with the activities carried out during the practice, implementing in the workplace the knowledge acquired in the academy.
