Abstract

This project presents a business plan for the development of CoHabita S.A.S., an administrative platform designed to optimize the management of horizontal properties in Bogotá, with a special focus on the needs of digital nomads. The system seeks to improve efficiency, foster transparency, and strengthen communication between managers, residents, and owners. In Bogotá, approximately 70% of buildings are governed by the horizontal property regime, and their management is often based on manual processes and outdated systems. This creates inefficiencies, a lack of transparency, and poor communication, problems that particularly affect the growing population of digital nomads who demand flexibility and agility. The proposed solution is administrative software that automates key tasks such as fee management, maintenance, and fund administration. The platform will provide real-time access to financial and operational information, promoting transparency and community engagement through digital tools.
