Professional responsibility is inherent in each of the various ways in which valuation services can be provided. These are fully defined in Colombian regulations and regulations; for the specific case of the valuation of real estate they refer to the appraisal of the property itself. On many occasions it has been observed that the professionals who practice in these areas, apparently, are not aware of the importance of making assessments that are in all adjusted to the actual conditions present at the time of making the assessment. Background The documents generated within the subject of appraisals generally begin by defining what is value and how it applies to the case of real estate. Historically, philosophers analyzed the different theories of value. The economy is based on the concept of the value of things. Two great world theories, the socialist-communist and the capitalist, are based on two conceptions of value. At the level of appraisers there are two conceptions in the world: the univalent theory and the plurivalent theory on the value of real estate. The appraiser wishes to enter fully into the analysis and methods applicable to the commercial appraisal, leaving for later the theoretical and practical discussions. Going into the commercial valuation of real estate, you must distinguish the factors and methods. factors to determine the commercial value of a property are three: lot, construction and marketing. The methods to find these factors are five: comparative or market, cost, residual, income and capitalization.
