Análisis de la dinámica inmobiliaria de locales en los principales centros comerciales de Bogotá D.C. antes y después de la pandemia

Abstract

This analysis project contemplated the structuring of a historical database provided by the company Borrero Ochoa y Asociados for the years 2013 to 2021 on real estate information on commercial premises in different shopping centers in Bogotá D.C. . Samples that were analyzed and processed individually for each of the shopping centers studied in the increased time periods. The commercial centers of Bogotá are considered one of the main points of the city, where an important real estate dynamic is established for the determination of this commercial value; the location of these premises in the city, within the same shopping center, the floor on which it is located, the number of access roads to the shopping center, or if it has supermarkets, warehouses multi-brand, cinemas, being these characteristics that make its commercial value vary. This was planned to be represented by an econometric model, which allows us to interpret this behavior, in such a way that it can be implemented in some of these shopping centers to determine this commercial value per square meter and thus be able to predict their behavior over time.
