Abstract

The construction of the (L2MB), will represent a crucial advance in the mobility of the city,understanding and establishing reference values of the land in the area of influence of the (L2MB),in the E1 and E2 allows us to show in the future how the introduction of this infrastructure directlyaffects the value of the land influenced by the urban development of these areas surrounding themetro stations. This requires a rigorous approach that unifies criteria and defines solidmethodological guidelines, particularly in the identification of homogeneous physical andgeoeconomic zones. The identification of these areas is essential to make a current estimate of thevalue of the land, which may already present a variation due to the expectations of the future workof (L2MB). in turn, it affects future decisions on land management and economic development inthese areas which is not intended to be established in this work. This work focuses onapproximately estimating the current land value in the areas surrounding E1 and E2 of the (L2MB),using market comparison tools and geoeconomic analysis. In doing so, it seeks to provide aninformative basis for soil values.
