Resumen
This study aimed to analyze the effects of touristification on the real estate dynamics of Villa de Leyva during the period 2018-2023. A methodology combining descriptive and exploratory data analysis, a market study, and spatial analysis was employed, including the creation of isocost maps and spatial autocorrelation indicators (Moran's LISA). Data from various sources were utilized, such as planning information, the Superintendence of Notaries and Registry, and data provided by the Secretary of Tourism of Villa de Leyva, as well as real estate agencies. The results revealed a spatial similarity between areas with commercial registrations and the highest price sectors on the isocost map. Furthermore, an increase in both the real estate market and land values was observed in areas near the main square. It was also found that mature adults aged 35 and older are the primary demographic attracted to Villa de Leyva as a tourist destination. In conclusion, touristification exerts a significant influence on the real estate dynamics of the region, generating specific land value patterns that require consideration for sustainable territorial management.
