Resumen
Planimetric topographic surveys are a fundamental tool for precisely defining property boundaries in Colombia. Regulated by norms such as Resolution 643 of 2018 from the IGAC, this process aims to guarantee legal certainty in land administration. The primary objective of this type of survey is to accurately represent the areas and boundaries of real estate properties. This is achieved using technologies like GNSS RTK, which provides precise geographic coordinates in real time. The presented case study focuses on a property in Puente Nacional, Santander, that exhibits inconsistencies in its boundaries. Through this survey, the following goals are sought: Compliance with technical standards established by Colombian regulations. Resolution of boundary inconsistencies within the property. Contribution to the improvement of land use planning and property management processes in Colombia. Benefits of planimetric topographic surveys include: Reduction of land disputes. Increased legal certainty in land tenure. More accurate and up-to-date cadastral and registry information. Facilitation of solutions to problems related to informal land tenure. In summary, this work demonstrates the importance of planimetric topographic surveys in ensuring the accuracy and reliability of cadastral and registry information in Colombia.
