Resumen
This study objective is to analyze the result s obtained in the previous models based on agents done inside the research group, specifically the Isashii model, relative to urban growth, and then to elaborate a model based on agents wich simulates the property behavior. for the calculation of the value to be collected from the participation in capital gain as a result of urban actions, modifying and increasing its use. The result analysis and temporary study focuses on two different periods, these are 1994 and 2004 years. Considering the origin of the concept of capital gain, this economic theory allows to be based on the central axis of economic and population growth for this analysis, in order to guarantee a previous knowledge for the agents intervening in it, such as builders, owners and other agents involved in the purchase, sale, construction and change in urban actions as allowing a larger buildable area. In order to make this Project, the following upz has been taken as study case due to their different normative characteristics UPZ 79 CALANDAIMA and UPZ 65. These characteristics are location, access to information and previous studies done beforet. And as a consequence of demonstrating the results in a more realistic way for the simulation of the calculation of the collection of the participation in generated capital gain. This simulation has been made in Netlogo software, for further temporal analysis in the ENVI Software, statistical analysis in the R software and spatial interpretation in ArcGIS
