Diseño de un visor geográfico como herramienta tecnológica que facilite la búsqueda inmobiliaria de predios no residenciales para usuarios y agentes del sector, en la ciudad de Bogotá

Abstract

In a context where the acquisition of specific purpose leases or purchases is increasingly influenced by a wide range of internal and external factors, decision-making becomes more complex. In this scenario, streamlining processes becomes a crucial aspect. For this reason, the integration, organization and analysis of normative, physical and urban data through a geovisor facilitates the visualization and interpretation of key information in the real estate context. The scope of this project is to determine the pre-feasibility of designing an interactive geographic viewer that functions as a technological tool to facilitate real estate searches for non-residential properties in the city of Bogotá. To this end, different studies and analyses were carried out, including: a market study, which covered factors such as supply, demand and prices, allowing analysis of the current service landscape; a technical study, which defined physical, human, hardware and software requirements as well as a detailed schedule; and an economic and financial analysis; Which determined the feasibility of a future implementation phase. Finally, the conclusions and recommendations to be taken into account for the design of the web application are presented, based on the results of the studies carried out.
