Resumen
This research analyzes the normativity established in real-estate matter, allowing to have a record controlled of the history of property of the lands of the country; especially, there has been studied the procedure related to the qualifications and to the formalities that must contain the documents of transfer of domain and to describe the correction of failings or inconsistencies. Of equal form, keeping in mind, the special characteristics, the changes with time and the growth that has had the property of land during the last decades, the different applicable conditions in to the land property where checked finishing in the in actual norm. There are established the different kind of property documents and the minimal requirements of information that it must be registered in the documents of property, which finally allows to realize reliable transactions and clarify the rights on the real-estate property. The commonly used documents of acquisition are analyzed. With the normative analysis and the review of punctual cases in the city of Bogota, there are identified and described at least seven different problems that drive to have often-weak information in the predial management and that are not known by the citizens. Finally, analyzed the sources of mistake, setting the procedures to solve them and keep in the right conditions the documents of property, is created the Guide for correction of inconsistencies, where the mechanisms for the correction and the involved entities are established.
