Propuesta de un Índice para Valorar Predios Urbanos en el Marco de la Satisfacción de Necesidades de Desarrollo a Escala Humana

Abstract

The Proposal of an index to appraise urban properties within the framework of the satisfaction of Human Scale Development needs, is an exploratory exercise of qualitative characteristics, for the Colombian case, that seeks to identify environmental variables which have a statistically significant relationship with the Price of the properties, specifically households, according to results of several studies of the methodology of hedonic prices. Once these variables are identified, they are related to the postulates made by the academic Manfred Max-Neef and we find that these variables affect the satisfaction of axiological needs of the Human Scale Development, in the same way as they affect the price of the properties. From this deduction, a standardized index is proposed based on an approximation exercise developed from surveys to a group of students of the specialization in appraisals, using the methodology of the Analytical Hierarchical Process.
