The rate of capitalization of income corresponds to the relationship between the leasing fee and the commercial value of a property and its calculation is a fundamental input for the real estate sector of the country and particularly for the appraisers. The purpose of the study is to calculate the rates of capitalization of income in the commune of Guayabal and the neighborhood of Colombia, due to the processes of high industrial activity that take place in these sectors. For this, a market research was carried out, which was complemented by a field visit and surveys of real estate experts in the region. Value inductors were defined, the size of the sample and from the real estate market consulted the databases of offers and sample points were structured. By means of the comparison or market method, the information contained in the bid database was completed and the calculation of the capitalization rates for the sample points was carried out. Finally, an econometric model was implemented that explained the variability of the capitalization rates of income by 68.4%, so that the goodness of the fit of the model was considered good.
