Abstract

The object of the present study is the determination of values ​​for atypical terrains in homogenous geoeconomic zones and their precise liquidation, from variables by homogenization of factors, which will allow us to have a better approach to the determination of the punctual commercial value of each property, in the application of urban appraisals for cadastral purposes, with respect to the traditional method established by the cadastral authority Geographical Institute Agustin Codazzi "IGAC", under circular 100 of May 9, 2017, in its integrated management system, document methodology - M51400-01/17.V1 Update methodology "Elaboration of the study of Physical and Geoeconomic Homogeneous Zones and determination of the value by type of construction", elaborated by the GIT of economic valuation. The case study is the municipality Tunja - Boyacá, residential sectors of the urban area in sector 03.
